Oct. Board Update: Local Law 11 Repairs

The board received a number of requests for details about the repair work that went on in August and September. In response, this article details the work that we have recently completed. Every 5 years the city inspects our building's exterior and requires repairs based on the inspector's reccomendations. The work we just completed, which comprised $0.85 per share of the September-December assessment, was as follows:

  • Balconies on the street side of the building had their steel lintels scraped, wire brushed, primed and painted.
  • Three balconies had spalled concrete on their ceilings near the steel lintels which was removed and replaced with new wire lath and stucco, primed, and painted.
  • The steel lintels on the 2nd and 3rd floor windows were scraped, wire brushed, primed, and painted. (The 1st, 4th, 5th, and 6th floor window steel lintels were found to be in good condition and did not require work).
  • Mortar joints between the 2nd and 3rd floor had visible cracks that were cut and spot pointed.
  • 20 air conditioner unit sleeves, on the 2nd and 3rd floors were caulked.
  • In various locations between the 2nd and 3rd floors new brick was stitched to match the existing brick
  • Moss growth was removed and joints were scraped and pointed on balconies over the driveway.
  • 114 linear feet of Copper base flashing on the inside of the roof parapet were found to be missing. A new termination bar with a Zymac anchor was installed where the roof flashing meets the parapet wall and new copper flashing was snapped into the existing thru-wall copper flashing. The area seam was caulked with Sonneborn NP-1 (an elastomeric caulk) and the roof flashing was coated with mastic at the termination bar seam.
