Lobby Committe Meeting - Feb 2, 7:30pm

The next Lobby Committee Meeting will take place in the lobby on Wednesday, February 2nd, at 7:30 PM. We will be continuing our discussions on new furniture, plants, paint, and signage for the lobby.

We are going to begin planning for new art in the lobby!

The idea is to set up a kind of gallery on the lobby walls to display work generated by our buildings' residents, if possible. We are considering a few options in terms of commissioning and framing work, so anyone who makes art, appreciates art, can create art frames or is just interested should make a point of joining us next month.

New Lobby Committee
Our new Lobby Committee had its first meeting in December, and are laying the groundwork for future improvements to the plantings, furniture (seating area and doorman's desk/chair), and overall aesthetics in the lobby. In addition they are looking into ways to tap into the artistic parts of our community and begin re-decorating our lobby with art projects of various kinds. Co-Op Real Estate Tax Rebate and STAR Abatement
The board has decided to distribute your Tax Rebate and Abatement for 2011 during the 11 months between February and December 2011, so you should see those negative numbers on your maintenance bills that we have all come to love start to appear again on your next bill, which is the bill for February 2011. There are still a number of you who are eligible for the STAR abatement but are not receiving it because you have not submitted your form. If you live in 2D, 2E, 3K, 4F, 4J, 4K, 5B, 5F, 5G, 5J, 5K, 5M, or 6K, and you are an owner-occupant and have lived there for over a year, I recommend you submit your paperwork if you have not done so already. You can find the forms on our web site in the "Useful Forms" tab.

Hallway Renovation Project Update
The board is working on the fine details of the planned hallway design in conjunction with the selected contractor for this project. We expect work to begin very soon. The carpet, which has a 14 week lead-time for delivery, was ordered last week and will be the last step of the project, so we hope to be finishing the renovation by the end of April 2011. Any time estimate, of course, is subject to change, but it's our best guess as of the currently available information.

Boiler Replacement Update
The new boiler has been on-line since early November, and the new wireless thermostats have been working for the last three weeks, though the Internet hook-up for that system is still pending. This means we are actually using the inside temperatures to determine heat levels, and we are continuing to make adjustments to the control system based on input from our residents. We appreciate all of your feedback during this process. Additionally, small adjustments and finishing touches are still being made every week, so we're still in the very early stages of using our new boiler.

Local Law 11 and Leak Project Update
Our engineer has completed a full report of what parts of our building's exterior need repair and we are moving forward with a standard bid sheet that we hope to send out to contractors for bids by the end of winter.
