Building FAQ

Below are frequently asked questions related to building operations and basic co-op information.


1. Who is the managing agent of the co-op?
Maxx Management (http://maxxrealty.com) is the managing agent of the building and also co-op sponsor. Their offices are located at:

For repair and building maintenance issues during normal business hours, contact (914) 899-8068 or e-mail the building operations department at buildingoper@maxxproperties.com. For after hours repair and maintenance emergencies, call 800-371-5155. For questions about your bill and payments, call 914-798-5904 or e-mail billingquestions@maxxproperties.com. For all other questions, contact the general office at 914-899-8000.


2. How do I contact the super?
Tony Rolan is the building superintendent. Business hours are Monday through Friday 8:00 a.m. to 5:00 p.m. There are several ways to contact the super:

    1. Ring the super bell at the front door.
    2. Fill out and leave a request form located at the front door of the super's office, which is at end of the hallway on the ground floor, on the right hand side.
    3. If you have an emergency and need immediate assistance, contact 800-371-5155.

3. What are the building staff responsibilities?
In addition to the super, the building has three staff members who share responsibilities for overall facilities maintenance and part-time doormen duties, including signing in guests and receiving packages.


4. How can I use the parking garage?
Space is limited, so there is a waiting list for those wishing to park in the garage. Additionally, there is an $85 monthly fee for leasing a parking space, and spaces may not be used for storage.  and submit it to Yvette DeForest in the Co-Op Operations department at Maxx Management via fax at (914) 899-8086 or mail at the address above.  You can also call her at (914) 899-8061.


5. What are the laundry room hours of operations?
Hours of operations are as follows:

Monday - Friday: 8:30 a.m. - 11:00 p.m.
Saturday: 8:30 a.m. - 10:00 p.m.
Sunday: 8:30 a.m. - 7:00 p.m.


The key to the side door entrance also opens the door to the laundry room. If you need to use the laundry room outside of hours of operations, please make sure you turn off the lights and close the door after using.


6. How do I get my apartment treated for pest control?
The building is regularly treated for pest control and tenants can sign up to have their apartment sprayed for pests at the bulletin board in the ground floor hallway, just beyond the mailboxes. Regular pest control is covered by tenant's monthly maintenance fees.


7. Who are the board members and what are their responsibilities?
Maxx Management has two representatives on the board and there are three shareholder board members:
Sam Bernstein, Andrew Merelis, and John Stislow. They work with Maxx Management to make decisions on behalf of all shareholders on building operations, financial information, and building innovations. They volunteer their time for this responsibility and invite on other shareholders to become active in the building by joining or leading committees.


8. How do I attend a board meeting?
Board members meet on a monthly basis on or around the first Tuesday of every month. Board meeting dates/time are listed on the home page. To attend a meeting, please e-mail the board at board@616east18.com and make sure to include the topic you wish to address.


9. How do I join the board?
Board members are elected for a one-year term during the annual shareholder meeting each spring. Prior to the elections, all shareholders receive a letter notifying them of the time and place of the meeting and informing them that the elections will take place. Shareholders can submit nominations upon receipt of
the letter and up until the elections take place.


10. What are subway/driving instructions to the building?
Take the Q or the B to Newkirk Plaza. Walk toward Foster and turn left. Walk three blocks to East 18th Street and then turn left. Our building, 616 E. 18th St., is the first building on your left.
