- The public halls and stairways of the building shall not be obstructed or used for any purpose other than to enter and exit from apartments in the building. The fire escapes shall not be obstructed in any way.
- Children shall not play in the public halls, courts, stairways, fire escapes or elevators.
- No public hall of the building shall be decorated or furnished by any lessees to whose apartments such hall serves as a means of entry and exit; in the event of disagreement among such Lessees, the Board of Directors shall have the final say.
- No Lessee shall make or permit any disturbing noises in the building or do or permit anything to be done therein, which will interfere with the rights, comfort or convenience of other Lessees. No Lessee shall play upon or suffer to be played upon any musical instrument or permit to be operated a stereo or a radio or television or loudspeaker in such Lessee's apartment between the hours of eleven o'clock p.m. and the following eight o'clock a.m. if the same shall disturb or annoy other occupants of the building. No construction or repair work or other installation involving noise shall be conducted in any apartment except between the hours of 8:30 a.m. and 5:00 p.m. with Board approval.
- No article shall be placed in the halls or on the staircase landings or fire escapes, nor shall anything be hung or shaken from the doors, windows, terraces or balconies or placed upon the windowsills of the building.
- No awnings, window air-conditioning units or ventilators shall be used in or about the building except such as shall have been expressly authorized by the Lessor or the managing agent, nor shall anything be projected out of any window of the building without similar authorization. Only "through-the-wall" air conditioners may be used in our AC sleeves.
- No sign, notice, advertisement or illumination shall be inscribed or exposed on or at any window or other part of the building, except such as shall have been approved in writing by the Lessor or the managing agent.
- Bicycles, scooters or similar vehicles and baby carriages should not be allowed to stand in the public halls, areas, or passageways of the building.
- Messengers and trades people shall use such means of entry and exit as shall be designated by the Lessor. All deliveries should be made through the service entrance.
- Trunks and heavy baggage and furniture shall be taken in or out of the building through the service entrance only after an appointment has been made with the superintendent.
- Toilets and sinks in the building shall not be used for any purposes other than those for which they were constructed, nor shall any sweepings, rubbish, rags or any other article be thrown into the toilets or sinks. The cost of repairing any damage resulting from misuse of any toilets or sinks shall be paid for by the Lessee in whose apartment it shall have been caused.
- No Lessee shall send any on-duty employee of the Lessor out of the building on any private business of a Lessee.
- No dogs are allowed to make residence in the building. Birds and cats (2 cat limit) and any other animals are only allowed with the express written permission of the board. Such permission shall be revocable by the Board. No pigeons or other birds or animals shall be fed from the windowsills, terraces, and balconies or in the yard, court spaces or other public portions of the building, or on the sidewalks or street adjacent to the building.
- No radio or television antenna, satellite dish or similar device shall be attached to or hung from the exterior of the building.
- No vehicle belonging to a Lessee or to a member of the family or guest, subtenant or employee of a Lessee shall be parked in such manner as to impede or prevent ready access to any entrance of the building by another vehicle or shall be parked in a reserved parking space not assigned to Lessee. The Lessee shall abide by all arrangements made by the Lessor with regard to the garage and the driveways thereto. The garage shall not be used as a storage area with the exception of items hung from building-installed racks that do not touch the floor. The spaces and any portion thereof cannot be sublet.
- The Lessee shall use the available laundry facilities only upon such days and during such hours as may be designated by the Lessor or the managing agent.
- The floors of each apartment must be covered with rugs or carpeting or equally effective noise-reducing material, with suitable padding underneath to the extent of at least eighty percent (80%) of the floor area of each room. Movable furniture such as chairs and tables must have felt pads on their feet/legs if requested by the board in response to noise complaints. The board can request inspections for compliance to this rule at any time and for any reason, and the managing agent can carry out this inspection for the board.
- No group tour or exhibition of any apartment or its contents shall be conducted, nor shall any auction sale be held in any apartment without the consent of the Lessor or its managing agent.
- The Lessee shall keep the windows of the apartment clean. In case of failure of the Lessee during 10 days after notice in writing from the Lessor or the managing agent to clean the windows, such cleaning may be done, by the Lessor, which shall have the right, by its officers or authorized agent, to enter the apartment for such purpose and to charge the cost of such cleaning to the Lessee.
- Complaints regarding the service of the building must be made in writing to the managing agent of the Lessor.
- Any consent or approval given under these House Rules by the Lessor shall be revocable at any time.
- The agents of the Lessor, and any contractor or workman authorized by the Lessor, may enter any apartment at any reasonable hour of the day for the purpose of inspecting such apartment to ascertain whether measures are necessary or desirable to control or exterminate any vermin, insects or other pests and for the purpose of taking such measures as may be necessary to control or exterminate any such vermin, insects or other pests.
- No smoking or eating shall be permitted in any common area of the building such as laundry room, hallways, elevators and lobbies.
- Smoke and carbon monoxide detectors in each apartment are subject to inspection once a year by the building superintendent or staff.
- All lessees and tenants must adhere to the laws pertaining to recyclable and garbage disposal. Trash and garbage must be placed in the appropriate containers in the garbage room. Garbage is never to be left in the hallways at any time. Recyclables must be cleaned so that remnants of food do not remain on them in the recycling bins.
- Children at play must be properly supervised so that lawns, trees, shrubbery, and plants are not abused or destroyed.
- Carts located in the basement of the building must be returned to the basement immediately after use.
- The use of excessively noisy exercise equipment including, but not limited to treadmills, Stairmasters and weight lifting equipment, is prohibited.
- Any alterations inside apartments requiring any plumbing, gas work, electrical work, any use of a contractor, or any work behind or inside a wall cannot be done without the approval of the Board of Directors or Managing Agent. Failure to comply will result in forfeiture of the security deposit or a fine of up to the same amount.
- These House Rules may be added to, amended or repealed at any time by resolution of the Board of Directors of the Lessor.
- No person, except a building service employee or contractor or someone with the express consent of the Board, shall enter upon the roof or place any object on the roof.
- All residents are required to furnish duplicate door keys to the superintendent to be used to gain access to an apartment in case of emergency. In the event that a resident fails to provide door keys and access to that resident's apartment is needed in case of emergency, the resident will be responsible for any and all costs incurred to gain access.
- The willful destruction or defacing of the building or any of the furnishings in public areas is prohibited, and the cost of remedying any such damage by the lessee or their sublessees, guests or invites shall be charged to the lessee.
- Subletting is only allowed with board approval as per the building's sublet policy.
- The board oversees assignment of garage parking spaces and the parking waiting list. Residents can request a parking space on a first-request first-serve basis. Shareholder residents are to be given priority over non-shareholders.
