616 EAST 18TH STREET OWNERS CORP.

  1. Shareholders, their families, and guests must not make or permit unreasonable noises in the building which will interfere with the rights, comfort, or convenience of others in the building. This includes but is not limited to playing or allowing the playing at excessive volume of musical instruments, stereos, televisions, and radios; excessively noisy exercise equipment such as treadmills, etc.; and retaliatory behavior for perceived noise.

  2. The hours of 11 PM to the following 8 AM are designated as building quiet hours; any unreasonably loud noise during this period is forbidden.

  3. The floors of each apartment must be covered with rugs, carpeting, or equally effective noise-reducing material, with suitable backing or padding underneath, to the extent of at least 80% of each habitable room's floor area. Moveable furniture, including but not limited to chairs and tables, must have felt pads on their feet to dampen noise. The Board can request inspections for compliance to this rule at any time and for any reason, and the Managing Agent can carry out the inspection.

  4. No construction or repair work or other installation involving noise shall be conducted in any apartment or balcony except between the hours of 8:30 a.m. and 5:00 p.m. with Board approval.

  6. The Board reserves the right to impose penalties for violations of house rules including but not limited to noise violations.

  8. Washers and dryers are not allowed in apartments.

  9. The public halls and stairways of the building shall not be obstructed, decorated,

    furnished, or used for any purpose other than to enter and exit from apartments in

    the building.

  10. Bicycles, scooters or similar vehicles and baby carriages should not be allowed to

    stand in the public halls, areas, or passageways of the building.

  11. No smoking or eating shall be permitted in any common area of the building such

    as laundry room, hallways, elevators and lobbies.

  12. Children shall not play in the public halls, courts, stairways, fire escapes, or

    elevators. Children at play in approved outdoor areas must be properly supervised

    so that lawns, trees, shrubbery, and plants are not abused or destroyed.

  13. Only items authorized in advance by the Board or Managing Agent shall be left in

    the patio area and backyard.

  14. Grilling or otherwise operating devices with open flames are, for safety reasons,

    forbidden throughout the property, unless otherwise approved in advance by the Board.

  1. Occupants and guests shall not use fire escapes for any purpose other than emergency exit of the building, nor shall they place any article upon or otherwise obstruct in any way said fire escapes.

  2. Occupants and guests shall not place any articles upon the windowsills of the building, nor shall they hang or shake anything from the doors, windows, terraces, and balconies. No radio or television antenna, satellite dish or similar device shall be attached to or hung from the exterior of the building.

  3. Only "through the wall" air conditioners may be used in our AC sleeves. No awnings or ventilators shall be used in or about the building without express authorization by the Board and/or Managing Agent.

  4. No sign, notice, advertisement, or illumination shall be inscribed or exposed on or at any window or other part of the building, except such as shall have been approved in advance and in writing by the Board or the managing agent.

  5. Occupants of the building shall keep the windows of the apartment clean. In case of failure of the Lessee during 10 days after notice in writing from the Board or Managing Agent to clean the windows, such cleaning may be done, by the Board of Managing Agent, which shall have the right, by its officers or authorized agent, to enter the apartment for such purpose and to charge the cost of such cleaning to the Lessee.

  6. The destruction or defacing of the building or any of the furnishings in public areas is prohibited, and the cost of remedying any such damage by the lessee, their sublessees, or guests shall be charged to the lessee. The Board may impose other penalties when appropriate.

  7. The agents of the Lessor, and any contractor or workman authorized by the Lessor, may enter any apartment at any reasonable hour of the day for the purpose of inspecting such apartment to ascertain whether measures are necessary or desirable to control or exterminate any vermin, insects or other pests and for the purpose of taking such measures as may be necessary to control or exterminate any such vermin, insects, or other pests.

  8. Smoke and carbon monoxide detectors in each apartment are subject to inspection once a year by the building superintendent or staff.

  9. Moving in or out of all apartments must take place through the side entrance, with advance notice provided to the superintendent, during the weekday hours of 8 AM to 6 PM.

  10. Trunks and heavy baggage and furniture shall be taken in or out of the building through the service entrance only after an appointment has been made with the superintendent.

  11. Toilets and sinks in the building shall not be used for any purposes other than those for which they were constructed, nor shall any sweepings, rubbish, rags or any other article be thrown into the toilets or sinks. The cost of repairing any damage resulting from misuse of any toilets or sinks shall be paid for by the Lessee in whose apartment it shall have been caused.

  12. If occupants of the building and/or their sublessees or guests cause damage to laundry machines or toilets or sinks in public areas, repair costs shall be changed to the responsible party. Said costs will be charged to the Lessee in whose apartment the occupant resides, or whose sublessees or guests caused the damage, if costs are otherwise unpaid.

  1. The available laundry facilities shall be used only upon days and during hours as

    designated by the Board or Managing Agent. The shared laundry carts must be

    returned to the laundry room immediately after use.

  2. All lessees and tenants must adhere to the laws pertaining to recyclable and

    garbage disposal. Garbage must be placed in the appropriate containers in the garbage room. Garbage is never to be left in the hallways at any time. Recyclables must be cleaned so that remnants of food do not remain on them in the recycling bins. Garbage or recyclables that are too large to fit down the chute or into the appropriate bins must be carried to the compactor room on the ground floor.

  3. Subletting is only allowed with board approval as per the building's sublet policy. Temporary sublets such as Airbnb are not allowed.

  4. No dogs are allowed to make residence in the building. Birds and cats (2 cat limit) and any other animals are only allowed with the express written permission of the board. Such permission shall be revocable by the Board. No pigeons or other birds or animals shall be fed from the windowsills, terraces, and balconies or in the yard, court spaces, or other public portions of the building, or on the sidewalks or street adjacent to the building.

  5. The Board oversees assignment of garage parking spaces and the parking waiting list. Residents can request a parking space on a first-request first-serve basis. Shareholder residents are to be given priority over non-shareholders.

  6. No vehicle belonging to a Lessee or to a member of the family or guest, subtenant, or employee of a Lessee shall be parked or loiter in such manner as to impede or prevent ready access to any entrance of the building by another vehicle or person. Nor shall any vehicle be parked in a reserved parking space not assigned to Lessee. The Lessee shall abide by all arrangements made by the Lessor with regard to the garage and the driveways thereto.

  7. The Board oversees assignment of bicycle parking spaces and the bicycle parking waiting list. Residents can request a space on a first-request first-serve basis. Shareholder residents are to be given priority over non-shareholders.

  8. The garage shall not be used as a storage area with the exception of items hung from building-installed racks that do not touch the floor. The spaces and any portion thereof cannot be sublet.

  9. No person, except a building service employee or contractor or someone with the express consent of the Board, shall enter upon the roof or place any object on the roof.

  10. All residents are required to furnish duplicate door keys to the superintendent to be used to gain access to an apartment in case of emergency. In the event that a resident fails to provide door keys and access to that resident's apartment is needed in case of emergency, the resident will be responsible for any and all costs incurred to gain access.

  11. No group tour or exhibition of any apartment or its contents shall be conducted, nor shall any auction sale be held in any apartment without the consent of the Board or its managing agent.

  1. No Lessee shall send any on-duty employee of the Lessor out of the building on any private business of a Lessee.

  2. Complaints regarding the service of the building must be made in writing to the managing agent or the Board.

  3. Any consent or approval given under these House Rules by the Board shall be revocable at any time.

  4. These House Rules may be added to, amended, or repealed at any time by resolution of the Board.
