            <title>Door Hardware Upgrade Appointments - Friday and Saturday Nov 11-12</title>
            <description><![CDATA[Before we lay down our carpet and complete our hallway renovation, we still need access to the following doors for hardware upgrades: 6E, 6K, 6L, 5A, 5B, 5C, 5D, 5G, 5H, 5J, 5L, 4K, 3B, 3D, 3F, 3G, 3K, 2C, 2D, 2H, 2L, 1A, 1B, 1E, 1G, 1J, 1K, 1L, and 1M. <br /><br />Signs will be posted on your doors today for you to select from a number of available appointment times. We're hoping you can make someone available (that you trust) to open your door during at least one of those times. They are: Friday 10-12:30 or 12:30-3:00pm, and Satuday 9-11am, 11-1pm, or 1-3pm. <br /><br />The locksmiths will do everything they can do get to your door during the time(s) you offer them.<br /><br />We hope that this will allow us to move this part of our project efficiently towards completion. If you cannot make any of those times, check the "none of the above" box on your door sign and we'll take it from there.             <title>Halloween Board Update</title>
            <description><![CDATA[Just in case you still need them, the door-decorations we would like you to hang on your door if you would like trick-or-treaters to stop by on October 31st are now available for download from our website, along with info about when to expect trick-or-treaters if you choose to participate. These can also be picked up at our bulletin board in the lobby. Please look for the Halloween link on the left side of our main page.&nbsp; &lt;---<br /><br />The asbestos work on the roof has been completed. We are waiting for permits to get the sidewalk bridge up in front of the building and are evaluating whether or not we should wait for Spring due to the amount of work days available in the next 4 months (due to the weather) and the cost of the sidewalk bridge.<br /><br />If we wait until the Spring to start the work that requires the sidewalk bridge, we can still do certain temporary work to try to reduce leaks during this winter. Stay tuned for more information about that as it becomes available to the board from our contractor.<br /><br />The locksmith is progressing through our building, upgrading our door hardware. The kick-plates and stairwell/compactor room doors are all done, but some of our lock-sets are odd and various brands for which matching parts had to be ordered, which is making it a longer process than we had hoped. We are still waiting for the locksmith to finish before putting down the carpet so as to protect the carpet from any damage during the locksmith's work.<br /><br />That's it for now.             <title>August 2011 Board Update</title>
            <description><![CDATA[<p class="MsoNormal"><b>Hallways Project Renovation:</b>&nbsp;Thank you to all of our
residents for being patient while we perfected the plan for the final phase of
the hallway renovation. While we&nbsp;would liked to have finished the project
already, additional options came up that needed to be researched at length. Better
to spend the time to get the details right than just rush through the project.</p>

<p class="MsoNormal"></p><ul><li><b>Nearing Door-Hardware Upgrade:&nbsp;</b>We expect the
door-hardware contractor will have all the parts needed to begin upgrading door
chimes, door knobs, door-knob plates (surrounding the door knob and bottom
lock), and kick-plates by early September. We will need your doors to be opened
for us during that work, and we will soon be sending you a schedule of work to
begin the process of coordinating that with you. Locks and lock cylinders will
not be replaced due to the cost and difficulty. Therefore nobody will need new
keys. About 10 doors in our building have existing hardware on them that is in
the way of the new rectangular door-knob plates, and will get a small rosette
instead, similar to what most doors have now, but in silver to match the new
hardware. These choices were made to save approximately $30,000 for the
building in additional door/locksmith work and we are&nbsp;confident the
finished result will be both cost effective and attractive</li><li><b>Hallway Carpet has arrived:&nbsp;</b>The carpet we ordered for
the hallways (back in January!) has arrived at our contractor's warehouse.
however we want to wait until after the door hardware is done before we install
the carpet. This is to avoid having the door-hardware work accidentally damage
the new carpet. As of current plan, we are hoping to begin carpet installation
in September, if possible</li><li><b>Security Cameras Installed on All Floors:</b>&nbsp;Our camera
system was upgraded to include a pair of cameras on each of our residential
floors for added security and so that any damage done to our new walls/doors/floors will be traceable
and can be billed to the appropriate unit instead of coming out of our co-op's
repair budget. Additional cameras were added to the lobby level and garage, and
a much-upgraded recording system was put in place.</li></ul><p></p>

<p class="MsoNormal"><b>New Exterminator Company:&nbsp;</b>"Dial-a-bug" is our new exterminator service
company, operating on the same twice-a-month schedule as our last company. We
made the switch in an attempt to find a contractor that is as responsive to our
building's needs as possible. In our first cycle, as some of you noticed, the
timing we are used to was not successfully communicated to the new contractor and
we are working with them to make sure we all know the correct time-frame for
their bi-monthly visits. Sorry for the inconvenience to those of you who were
affected by this miscommunication. It was not the new contractors' fault.</p><p class="MsoNormal"><b>New Windows in the Garage:&nbsp;</b>As we have more residents than ever using our garage space
due to our very successful bike-parking program, we are happy to announce that
Tony, our super, who is also a professional window glazier, has completed our
garage-window replacement project, letting a great deal of additional light
into the garage and cleaning up the overall look of the space. There are no
more blocked/cracked windows and debris around them has been cleared.
The&nbsp;board&nbsp;is looking into the possibility of turning off some of our
fluorescent garage lights near the window wall during the day on a timer to
save on our monthly electric bill, which could, over time, more than pay for
the modest cost of this project. Stay tuned!&nbsp;</p>

<p class="MsoNormal"><b>Exterior Repair Project Moving Forward:&nbsp;</b>Our largest building project to
date - more than twice as big as our boiler replacement and hallway renovation
combined - will be our exterior repair. Engineers have submitted plans, bids
have been sought, a contractor has been
selected, and we're&nbsp;in the process of securing permits and finalizing documents. In the meantime, the&nbsp;board&nbsp;has selected a contractor to
remediate the asbestos found in a few locations on our roof, which must be
taken care of before the main project can begin. The&nbsp;board&nbsp;has also
selected a separate contractor to monitor the air during the asbestos work, as
required by law. This is the same procedure we followed just prior to our
boiler replacement. The&nbsp;board&nbsp;has done its best to find the most
affordable and quality contractors and materials for this project. The cost is
still significant and will be discussed at future shareholder meetings.
Construction work is expected to begin this fall barring any unforeseen delays,
beginning with the street-side of our building, which will coincide with the
installation of a sidewalk-bridge above our sidewalk frontage.</p>

<p class="MsoNormal"><b>Sprinkler System Installed:</b>&nbsp;As our garden committee continues to green our many gardens,
we have installed an in-ground automatic sprinkler system on our street side,
to protect our vegetative investments. This replaces the hose-with-holes-in-it
method previously used by our staff to water our street-front garden spaces,
and is thus a significant improvement for our building. A similar system is
being discussed for the back-yard and side-garden spaces in the future.</p>

<p class="MsoNormal"><b>Garden Improvements Continue: </b>Our back garden is flourishing with activity as the garden
committee presses ever-forward with their many plans for our shared out-door
space. The inner-course of benches were removed allowing for more active play
areas while still maintaining ample sitting areas. More benches may be removed/reconfigured
in the future, based on a forthcoming master-plan for the re-design of the
garden that will balance the many uses of the garden space. In the meantime,
many new plantings fill the existing soil areas and a new&nbsp;tool-shed&nbsp;and donated
hammock are now in place. Limited composting is being done on a trial basis,
and visual improvements are planned for the garbage-bag/recycling-bag holding
area on the side of the building. Our first vegetables are growing on the side
of the building as well, a mini-version of the planned community garden on the
garage roof.</p>

<p class="MsoNormal"><b>6 Vent Fans Are Being Replaced:&nbsp;</b>Recently, the motors in 6 of our many bathroom vents on the
roof malfunctioned. If you noticed your bathrooms getting much steamier during
hot showers lately, this is the cause. Replacement of all of the broken motors
is underway. Vents are on from roughly 6am to Midnight daily when functional.</p>

<p class="MsoNormal"><b>Sewer Repair Complete:&nbsp;</b>This was not a building project, but it sure did impact our
lives for the past few months, and we're all happy it's over. Here are a few
details for those who are curious: They originally came by due to back-ups in
the sewer line on the corner of Foster and E 18th&nbsp;Street that luckily did
not affect our building. They opened the intersection to find that the original
sewer line, made of a half-arch of brick from the turn of the century, was
still in use. The original line on our block had long ago been replaced with a
pipe, but the intersection was left alone at that time due to the cost and
difficulty of working around the latticework of competing underground utilities
on our corner. This time the back-up was at the intersection and although they
had large machines, they had to&nbsp;hand-dig&nbsp;14 linear feet of ground to
clear out the space around the sewer. They also had to remove and replace a
very old gas line that was in the way of the sewer replacement. These two
factors added a great deal of time to their work.</p>]]></description>

            <title>Hallway Renovation Project to Begin - April 4th, 2011</title>
            <description><![CDATA[Residents,<br /><br />It is with great excitement that we alert you to expect work to begin in our hallways on April 4th, 2011. We have a rough schedule of work that can always change, but the plan is this:<br /><br />Work on the walls will take place one floor at a time, one floor per week:<br />6th Floor - April 4 through April 8<br />5th Floor - April 18 through April 22<br />4th Floor - April 25 through April 29<br />3rd Floor - May 2 through May 6<br />2nd Floor - May 9 through May 13<br />1st Floor - May 16 through May 20<br /><br />ALL Floors will have their floors stripped of wax in preparation for the new carpet on:<br />April 11 through April 14<br /><br />ALL Floors will have their locks worked on to match the silver color of our design on:<br />May 23 through May 27<br /><br />Carpet is on-order and will likely be installed at the end of the process. We will have more information about that soon as we are waiting for a delivery estimate from our carpet supplier. Carpet work will begin as soon as the carpet itself is delivered, but that is still unknown.<br /><br />The elevator doors (exterior) are going to be stripped of their paint, and we may need to shut down elevator access to one or more floors (or all floors) during that work, which is expected to take 6 dates spread throughout the construction schedule, during the mid-day hours. There may also be an additional day or two when we install a new floor in the elevator itself. Notices will be posted in advance of elevator service outages.<br />&nbsp;<br />We will need all of your help opening your apartment doors so that they can be properly painted, and so that the locks and door hardware can be properly worked on. Stay tuned for notices about how we hope to coordinate with you.<br /><br />Hallways may be partially or totally inaccessible, one floor at a time, once the carpet installation gets underway on each individual floor. The board will be very careful to give advance warning so you can plan ahead for the hours that you may not be able to access (or leave) your units during those hours. <br /><br />Stay tuned for further updates.<br />

            <title>Lobby Committe Meeting - Feb 2, 7:30pm</title>
            <description><![CDATA[<p>The next Lobby Committee Meeting will take place in the lobby on Wednesday, February 2nd, at 7:30 PM. We will be continuing our discussions on new furniture, plants, paint, and signage for the lobby.</p>
<p><strong>We are going to begin planning for new art in the lobby! </strong></p>
<p>The idea is to set up a kind of gallery on the lobby walls to display work generated by our buildings' residents, if possible. We are considering a few options in terms of commissioning and framing work, so anyone who makes art, appreciates art, can&nbsp;create art frames or is&nbsp;just&nbsp;interested should make a point of joining us next month. </p>

            <title>Winter Board Update</title>
            <description><![CDATA[<b>New Lobby Committee</b><br />Our new Lobby Committee had its first 
meeting in December, and are laying the groundwork for future 
improvements to the plantings, furniture (seating area and doorman's 
desk/chair), and overall aesthetics in the lobby. In addition they are 
looking into ways to tap into the artistic parts of our community and 
begin re-decorating our lobby with art projects of various kinds. If you
 would like to participate in future lobby committee meetings, please 
e-mail about your interest to <a href="mailto:board@616east18.com">board@616east18.com</a><br /><br /><b>Co-Op Real Estate Tax Rebate and STAR Abatement</b><br />The
 board has decided to distribute your Tax Rebate and Abatement for 2011 
during the 11 months between February and December 2011, so you should 
see those negative numbers on your maintenance bills that we have all 
come to love start to appear again on your next bill, which is the bill 
for February 2011. There are still a number of you who are eligible for 
the STAR abatement but are not receiving it because you have not 
submitted your form. If you live in 2D, 2E, 3K, 4F, 4J, 4K, 5B, 5F, 5G, 
5J, 5K, 5M, or 6K, and you are an owner-occupant and have lived there 
for over a year, I recommend you submit your paperwork if you have not 
done so already. You can find the forms on our web site in the "<a href="http://www.616east18.com/forms.html">Useful Forms</a>" tab. <br /><br /><b>Hallway Renovation Project Update</b><br />The
 board is working on the fine details of the planned hallway design in 
conjunction with the selected contractor for this project. We expect 
work to begin very soon. The carpet, which has a 14 week lead-time for 
delivery, was ordered last week and will be the last step of the 
project, so we hope to be finishing the renovation by the end of April 
2011. Any time estimate, of course, is subject to change, but it's our 
best guess as of the currently available information.<br /><br /><b>Boiler Replacement Update</b><br />The
 new boiler has been on-line since early November, and the new wireless 
thermostats have been working for the last three weeks, though the 
Internet hook-up for that system is still pending. This means we are 
actually using the inside temperatures to determine heat levels, and we 
are continuing to make adjustments to the control system based on input 
from our residents. We appreciate all of your feedback during this 
process. Additionally, small adjustments and finishing touches are still
 being made every week, so we're still in the very early stages of using
 our new boiler.<br /><br /><b>Local Law 11 and Leak Project Update</b><br />Our
 engineer has completed a full report of what parts of our building's 
exterior need repair and we are moving forward with a standard bid sheet
 that we hope to send out to contractors for bids by the end of winter.<br /><br /><br /><br /><br />

            <title>Fall 2010 Board Updates</title>
            <description><![CDATA[

<p class="MsoNormal"><strong>Boiler Project in Construction Phase</strong></p>

<p class="MsoNormal">The building's original 1963 boiler has been dismantled and
removed. The boiler room has been cleaned, prepped, and a new concrete base has
been installed. The main steel pieces of our new boiler are already on site and
will be put together this week. Adjustments have been made to our mobile boiler
(on the street) so as to avoid the recent over-heating and subsequent
under-heating. One of the best new features of our new boiler system will be
wireless thermostats in select apartments that will, for the first time in our
buildings' history, let the new boiler know the actual temperature INSIDE our
building to determine how much heat to create. Our old boiler (and current
mobile unit) only know the outside temperature, which is a far less efficient
way of determining when to turn itself on and off. We are looking forward to
the likely savings we will get from less oil usage by the new more efficient system. The board appreciates all of your patience during this
construction.</p>

<p class="MsoNormal"><o:p>&nbsp;</o:p></p><strong>

</strong><p class="MsoNormal"><strong>Hallway Project Approaching Construction Phase</strong> 2</p>

<p class="MsoNormal">Our hallway design is about to go to construction. A
contractor has been chosen, and they have been in our building many times over
the past few weeks to work with us to flesh out the details of our existing
design, which includes picking specific paint colors, molding shapes, taking
measurements, and planning the project timing. We are about to order the carpet
for the project, which has a 13-week lead time to be manufactured to our
specifications. This means that hallway renovation construction will likely take
place in or around March 2011. Apartment door exteriors will all be painted, and will need
to be open during their painting and 6-hour drying. We will post schedules
asking for your availability or permission to have your apartment doors open
for long enough for the paint to dry properly. In addition, we will be swapping
your main entry door external knobs and chime/viewers with brand new silver-colored ones
to match the new silver door kick plates to be installed and chrome-rimmed
lighting fixtures already installed during phase 1 last year.</p><strong>

</strong><p class="MsoNormal"><o:p><strong>&nbsp;</strong></o:p></p><strong>

</strong><p class="MsoNormal"><strong>Art Committee (Lobby Committe, see comments)--Coming Soon!</strong></p>

<p class="MsoNormal">The board is planning to gather together a committee to take
charge of improving our lobby (and stairwells) with various art projects,
including a replacement of the large painting in our lobby sitting area. At
this point, ideas of all types are being collected. So far, current ideas
include temporary installations for artists within our community to compete for
and win, to more permanent installations of neighborhood historic photos,
local/building artist paintings, decorative framed mirrors, etc. We are even
considering framing squares of our soon-to-be historic wallpaper somewhere in
our building with plaques that read "1963-2011". If you have an idea to add, please e-mail it to <a href="mailto:board@616east18.com">board@616east18.com</a>. If you would like to
join this future committee, please let us know. Are you a photographer,
painter, sculptor, designer? If you know of any affordable or discount

</strong><p class="MsoNormal"><strong>Entire Board Attending CNYC Co-Op and Condo Housing
Conference 2010</strong></p>

<p class="MsoNormal">In what may be a world-record, your entire 5-member board of
directors, including Leon, our Building/Property Manager, are ALL attending
this year's annual CNYC Housing Conference, where they will be attending
seminars all day (8:30am to 4:30pm) on topics relevant to our building such as "Planning
Strategies for Redecorating Public Spaces," "Solving Noise Issues: Management
Role," "A Green Roof for Your Building," "Plants that Thrive in an Urban
Environment," "Your Roof and Exterior Walls," and "Property Tax Q&amp;A." These
seminars are extremely helpful in keeping our board up to date with the latest
in building operation, management, upkeep, improvement, and relations. What's
great about sending such a large group from our building, in addition to being
a result of an extremely active board of directors, is that we will then get to
take many of their extremely informative seminars and subsequently compare
notes, greatly increasing the amount of knowledge we bring back to our building
collectively this year.</p>

<p class="MsoNormal"><o:p>&nbsp;</o:p></p><strong>

</strong><p class="MsoNormal"><strong>Local Law 11 and Leak Repair Work--Update</strong></p>

<p class="MsoNormal">The board has selected the engineer who designed our new
boiler to survey our building and create a standardized bid form for us to
solicit bids from contractors to do our Local Law 11 2011 required work and
repair select locations that have been found to be slowly leaking into a few 6<sup>th</sup>
floor apartments. The report is expected this winter so that we may gather
bids, pick a contractor, and have actual repairs begin in the Spring of 2011.
In addition, we are asking this engineer to give us information about the
load-bearing capacity of our roof so that we may plan to install a green roof
within the next few years, should the roof be found to be capable of supporting
the weight. In addition, as the final step of this repair work, we plan to
paint our roof in super-reflective and insulating white-roof paint to reduce
our upper-floor heat in the summer months. </p>

<p class="MsoNormal"><o:p>&nbsp;</o:p><strong></strong></p><strong>

</strong><p class="MsoNormal"><strong>Sprinkler System to Be Installed in Front Gardens</strong></p>

<p class="MsoNormal">The board has approved funding for an in-ground sprinkler
system to be installed in our street-side gardens to replace the make-shift
hoses with punctures currently in use. As our garden committee continues to invest in
multi-year plantings, we can help protect the value of those investments by
keeping them appropriately hydrated so that they survive the hot and dry days
of the summer months. The sprinkler heads will be custom-installed to spray water
where needed, will retract into the ground when not in use, and will be
operated on a timer, all of which should improve the efficiency of and reduce some
of the costs of our current garden upkeep.</p>

            <title>Summer 2010 Board Updates</title>
            <description><![CDATA[<b>A Note About our Google Group</b><br />Please remember that our Google 
Group is meant to be a forum for neighbors to connect with one another 
other. It doesn't replace the normal channels for contacting the board 
or building. If you have a question for the board or the building or the
 board, it's best to email at <a href="mailto:board@616east18.com">board@616east18.com</a>.<br /><br />Also,
 there's been a lot of moving in our building. If you know someone who's
 new and may not be aware of our Google Group, please encourage them to 
reach out to <a href="mailto:webmaster@616east18.com">webmaster@616east18.com </a>with
 their name and their apartment number so that we can sign them up. 
Similarly, if you've moved and want to be removed, you can either edit 
your membership on your own or email me at the address above.<br />
<br /><b>New Mortgage for the Building<br /></b>
The board of directors has begun the process of obtaining our 
building's next mortgage.&nbsp; We 
collectively own this mortgage through our ownership of shares of our 
building's corporation, and pay for it via about 10% of our monthly 
maintenance. Our existing mortgage "balloons" (the entire principal is 
due) at the end of this year, requiring a new mortgage to be obtained. 
The new mortgage will be a 10 year balloon mortgage, meaning the entire 
principal is due on the last day of the 10th year, with a 25 year 
amortization schedule, which means the principal and interest during those 10 years 
are calculated as if we had a 25 year mortgage. This way, the building 
will actually pay down the principal a little faster than we have been 
in the past, and prevent our building's mortgage debt from accumulating 
indefinitely. Our new mortgage will also be significantly larger than 
the principal of our last mortgage, allowing us to replenish our 
reserves, AND pay for the new boiler, and the leak/Local Law 11 work 
planned for 2011 without any assessments or maintenance increases at 
this time. We can afford to do all of this with little change in our 
annual expenses as we are very lucky to be locking in a historically-low
 interest rate (below 5%) for the next 10 years, during which time 
interest rates are expected to be increasing. The board believes the 
terms of this new mortgage put us on as sound a financial footing as can
 be given our current financial snapshot and our best educated guesses 
about our financial future from today's perspective. <br /><br /><b>Fios Live in our Building</b><br />Thank
 you to all residents for your patience during this work.&nbsp; You can sign 
up for your own individual cable and/or internet and/or phone plan with 
Verizon Fios. Their rates are competitive with Cablevision and they, in 
most cases, do NOT require a minimum time length of contract, regardless
 of the deluge of Cablevision advertisements to the contrary. Read 
Andrew's entry from July 28th for more info. If you have any personal 
experiences with Fios in our building that you would like to share, 
please do so by e-mailing the board at <a href="mailto:board@616east18.com">board@616east18.com</a>.<br /><br /><b>Leak Project Update and Local Law 11 2011 Work </b><br />In
 an effort to save costs, we are combining the upcoming roof and 6th 
floor leak remediation project with our next cycle of Local Law 11 roof 
and facade repair work. An engineer has finished his plans and is about 
to give us a list of itemized repairs that we can use to solicit bids 
from potential contractors. We'll keep you updated as this process moves
 forward. It will include the construction of a "sidewalk bridge" like 
the one you may currently notice in front of 1818 Newkirk Avenue. <br /><br /><b>Boiler Asbestos has Been Abated<br /></b>We
 are currently getting our hot water from the heater in our garden, and 
it seems to be providing hot water at plenty of pressure. The boiler is 
off line and all asbestos has been removed from the insulation in our 
boiler room. We are in contract with "Positive," our boiler contractor. 
Our new boiler should be on-line in time for the the 2010-2011 winter 
heating season.<br /><br /><b>White Roof Being Explored<br /></b>The board is 
currently investigating the potential benefits of a "white roof." After 
the leak repairs and Local Law 11 work is done, we may be able to extend
 the life of our existing roof membrane by painting all 14,000 square 
feet with a primer and top coat of specialty white-roof paint that 
includes small glass beads that insulates our roof from the heat that 
gets past the reflective white surface, significantly cooling our roof 
and lowering the cost of our upper floor residents' air conditioning. 
Stay tuned for more information about this potential money-saving 
environmentally healthy project.<br /><br />]]></description>

            <title>Verizon Fios NOW LIVE in our building!</title>
            <description><![CDATA[<p>BREAKING NEWS - As of Wednesday, July 28, 2010, you can now order Fios on line or over the phone for your apartment as an alternative to or in addition to Cablevision. I just ordered the "Double Play" TV and Internet bundle which includes NO contract. I am getting a HD DVR for my living room HD TV and a standard cable box for the SD TV in my bedroom. According to them, I will pay $75.98 for the first&nbsp;3 months, $95.97 for the next 3 months, and then $105.97 for the following year and a half. Beyond that, it's probably around $129.99. All of these numbers do NOT include taxes and fees of up to $15 per month. I scheduled an appointment for August 2nd for installation, and I will report to you all how it goes at that time. The only weird snag I've hit so far, is that when the Fios website asked for my address, it automatically filled in "1 FL" for "first floor" and I had to manually change that to my proper floor number before it would actually find my unit.             <title>April/May Board Updates: Don&apos;t Miss the Annual Shareholder Meeting</title>
            <description><![CDATA[<p class="MsoPlainText"><b>Annual Shareholder Meeting and Board Election - June 1,

<p class="MsoPlainText">The annual shareholder meeting will be Tuesday, June 1, 2010 at
7:30pm in the lobby. Residents will be able to discuss all matters pertaining
to the building and get an update from the board in person. This is also when
the board of directors for 2010-2011 will be elected. All three current members
are seeking an additional 1-year term on the board. If you are interested in

planting, and generally beautifying the grounds of our building this spring.

already, asking if you can come and what you can bring. But if you have not

<p class="MsoPlainText"><b>Fios Work Continues<o:p></o:p></b></p>

<p class="MsoPlainText">There will be sporadic bouts of construction in our
building to complete the Fios installation over the next few weeks. The hallway
conduits and the main conduit in the north stairwell is complete, and soon the
wiring will commence.<o:p></o:p></p>

<p class="MsoPlainText"><b>Have you Seen the Hallway Designs in the Lobby?</b><o:p></o:p></p>

<p class="MsoPlainText">Four design concepts for our hallway renovation project are
posted in our lobby and <a href="http://www.616east18.com/616_HallwayDesigns_4-14.pdf">here as a PDF</a>&nbsp;for residents to review and provide optional feedback
before the design is finalized and construction begins later this year. Residents
are invited to <a href="mailto:board@616east18.com">email the board </a>to let us know your preferred concept and any
other feedback you have. Of course, in any building of our size, there is bound
to be a wide diversity of opinions and aesthetics, so we cannot guarantee that
your preferred concept will be chosen. However, we will take all feedback into
consideration as we look forward to the completion of this much anticipated
project.<o:p></o:p></p>

<p class="MsoPlainText"><b>Leak Engineer Approved</b><o:p></o:p></p>

<p class="MsoPlainText">There are numerous locations on the 5th and 6th floors
where roof and wall leaks are being reported. Due to the high cost of the
exterior scaffolding used to perform the work, the board is attempting to
contain costs by addressing all of our leaks as one large project. As was done
with the large boiler replacement project, an engineer will be brought in to
create a standard work specification that multiple contractors will bid on, so
we can choose our contractors in an apples-to-apples way. In addition, this
means that only the engineer will need to gain access to affected apartments,
instead of multiple contractors. Some of you have already been visited by
contractors and/or our property manager, so please be patient as the engineer
will have to take a look for himself and that should be the final intrusion
before the work begins later in the year.&nbsp;</p>

<p class="MsoPlainText"><o:p>&nbsp;</o:p></p>

<p class="MsoPlainText"><b>Laundry Income almost Double the Old Rate<o:p></o:p></b></p>

<p class="MsoPlainText">Our new laundry room is bringing in an average of
$800-$900 per month in revenue for our building, as compared to our old
flat-rate of $500 per month. This increased income helps us keep down
maintenance and other fees, and helps us to budget for the garden committee's
beautification projects. The change in income is due to a more favorable 8-year
contract that the board entered into last year, and our residents' continuing
use of our convenient facility.</p> ]]></description>

(130 ft x 5 ft)<br />• Floor trim is intended to unify the floor and wall colors/designs.<br />• Darker floor trim can create the illusion of a wider space by relating to the colors on the carpet flooring.<br />• Commercial grade durable carpeting helps to reduce hallway noise and reverb/echo<br />• Dark floors with lighter walls also help create the look of a wider space, served to foster a residential feel, and backdrops the lighter colors and accents.<br />• Using a "chair-rail" or moulding divides the vertical space into two areas, adds sophistication, and adds to the illusion of a wider and more inviting hallway space.             <title>Fios &quot;Coring&quot; To Begin in North Stairwell Tuesday</title>
            <description>Fios Update - Workers will be creating a pathway for their fiber optic cable beginning around 9am on Tuesday, April 6, 2010. This work will mostly take place in the stairwell closest to our elevator. Please use the other stairwell (or the elevator) if you see that work is being done. Signs and cones will be posted during the work. Some &quot;coring&quot; or drilling holes in the floor will be involved in this work to get the condit to run from the bottom to the top of our building. This new pipeline will be next to the existing pipeline that cablevision has in that stairwell. </description>

            <title>Building To Be Wired for Fios This Week</title>
            <description><![CDATA[As of Wednesday or Thursday of this week, (Mar 31 or Apr 1), Fios will begin installing their cables inside our building. There will be some drilling involved in this installation, but any drilling will be restricted to begin no earlier than 9am and on weekdays only. They will be working to run their cables inside their new crown-molding style cable-track on all 6 of our residential floors. This new style of track will obscure our view of the existing rectangular cablevision cable-track. They will also be working to run cables vertically through our building in the compactor rooms on each floor.             <title>Utility Pole Installation</title>
            <description><![CDATA[Work has commenced this morning on installing a fiberglass utility pole on our sidewalk. This will eventually hold up a Fios utility box and is part of our building's imminent Fios cabling project. Stay tuned for more updates as work is about to begin inside our building as well.&nbsp; UPDATE: This pole is actually not just for our building. It will hold a Fios utility box that will service our entire block... it just happens to reside just north of our garage entrance.]]></description>
